Confused - what passes and transportation do you recommend?

Hello, this is our itinerary. Would you please suggest if just a Kanzai regional pass or any passes will be better for us?
Day 1 - arrival Narita & Tokyo
Day 2 - Tokyo
Day 3 - Tokyo
Day 4 Hakone and possibly Mt. Fuji
Day 5 - arrive Osaka
Day 6 - Osaka
Day 7 - Nara & Kobe if possible
Day 8 - Kyoto
Day 9 - Kyoto
Day 10, 11 and 12 - Kyoto on Business
Day 13 - Kyoto - Tokyo - Narita for flight back.

Hi there,

I must say that it is quite hard to match a rail pass to your itinerary. A 7-day JR Pass would have been a great option when you could use it to make a return Tokyo - Kyoto/Osaka. However, this period is longer than that so the next pass we could look at is the 14-day JR Pass.

Yet for the JR Pass to be cost efficient, you'd have to do a bit more travel. Like a side trip to Hiroshima.

As it stands now the best option is likely to buy normal tickets, though a 14 day JR Pass may quickly pay off when used for a bit more travel.
