Hi, I am traveling to Japan in February and will be landing at Haneda airport, my flight lands at 20:10 and from looking at the travel guide the ticket station to activate the pass and reserve seats closes at 20:00. Will I need to wait till the next day to activate the pass?? What should I expect?? Thank you!!! :)

Hi there,
Unfortunately so, the JR ticketing office will be closed by the time you land and clear immigration. The best option would be to activate your pass in the morning, at any of the exchange stations in Japan.
